Getting the right approvals can feel like a maze: Do we need planning permission? Will it delay us? How do we avoid mistakes?

We make it simple. Whether your project needs full planning approval, a Certificate of Lawfulness for permitted development, or listed building consent, we know what type of consent is required and when. We can also handle the all important details — preparing the drawings, preparing the necessary statements, from heritage statements through to fire risk strategy statements, submitting the paperwork, and, importantly, following up with planning officers to help keep things moving. If third party support is needed we will also advise given the respective complexity of your project.

C1 – PLANNING LEVEL DRAWINGS

Drawings suitable for planning permission

Accurate drawings of the agreed proposal, prepared for submission to the local authority to secure planning permission for your proposed changes.

C2 – PERMITTED DEVELOPMENT APPLICATION

Completion of an application for permitted development

For certain extensions or works that meet specific criteria, planning permission isn’t required. We prepare and submit the application to confirm this with the council and obtain a Certificate of Lawfulness.

C3 – PLANNING PERMISSION APPLICATION

Completion of an application for planning

For larger alterations, extensions, or new builds, formal planning permission is required. We complete and submit the full application to your local planning authority, seeking approval for your proposed works.

C4 – BLOCK & LOCATION PLAN

Most planning applications need to include a 1:500 block plan or 1:1250 location plan showing the site context. We source and integrate these digital maps to support your submission..

C5 – OTHER CONSENTS

Party wall, landlord’s consent etc

Depending on your project, you may also need approvals like party wall agreements, conservation area consent, listed building consent, or landlord’s consent. We provide clear guidance and help you meet these obligations.

C6 – CDM CONSULTANT

Compliance with CDM Regulations

Under the 2015 CDM (Construction Design and Management) Regulations, every project requires the appointment of a ‘Principal Designer’ – whether that’s your architect, a consultant, or the builder (if engaged from the start). We help you fulfil this legal requirement and stay compliant.
