Whether we’ve worked with you from the beginning or you’re coming to us just for the build stage, we can help manage the process, liaise with the builder, answer on-site questions, and ensure the project stays true to the vision – and to your expectations.

The build phase is where your project finally comes to life. But it’s also where many homeowners feel overwhelmed – trades on site, decisions flying, unexpected changes, and real money being spent fast.
This is where things can unravel if you don’t have the right support.
That’s why we stay by your side – not just as designers, but as your guide through the most complex part of the journey. We visit site, liaise with your builder, and help make sure what gets built matches what was signed off. When variations arise (and they often do), we explain the options, check their implications, and make sure you’re not being asked to approve something under pressure – or at unnecessary cost.
We can also act as contract administrators, advising what to pay and when, certifying payments, and keeping the build on track – holding your builder to the agreement, not just what suits them on the day.
And under the new Building Safety Act, you’re now required to appoint a Principal Designer during construction. Our architects are trained to take on that legal responsibility – overseeing health and safety, maintaining records, and ensuring compliance so your project doesn’t just finish – it finishes correctly. Without this role fulfilled, final sign-off may not be possible.

Regular visits by your architect
Regular on-site visits help ensure everything stays on track. Your architect can visit at agreed intervals – or on an ad hoc basis – to answer queries, spot potential issues early, and ensure the build is progressing as planned.
Keeping the contract running smoothly
We can act as your Contract Administrator – assessing the builder’s progress and issuing valuation certificates to confirm what should be paid and when. This keeps payment aligned with actual work completed, protects you from overpayment, and helps enforce the terms of the contract if things go off course.
The architect safeguarding you with compliance visits
As required under the Building Safety Act, your architect can act as the Principal Designer during construction – visiting site to monitor compliance and maintaining the records needed to confirm that the work meets Building Regulations. Without this oversight, sign-off may be delayed or denied at the end of the project.
Have a trained professional assess at the end
Before the final sign off is undertaken, your architect can carry out a detailed review of the finished work — creating a snagging list for anything that needs to be corrected before associated final payments are made. It’s a final layer of protection to make sure your home is finished to the standard you expect.
